The land west of the airport and industrial airpark but east of the mine and the land surrounding it has been a speculative hotbed in past bull markets, even with many problems:  very little infrastructure, flood plain(s) and floodway(s), and City plans to expand the runway.
Still, considering the breadth of the current land activity and price growth, there should have been much more activity out there by now.
SO – this is good activity to see, at a very healthy price for spec dirt, although the seller carry terms explain some of that.
