  • Problem is, with the AOPV the way it is written, “Seller Carryback” is checked, but the down payment shows the same amount ($3,000,000) as the purchase price
  • A certain Title Co in town with a longtime relationship with this buyer prepared this, so who knows what the truth is;  in general, Suor’s deal with this seller has always been soft, with the deferred balance being some percentage of the sale price of the finished house, so not much about this reportage can be trusted
  • HOWEVER – since the DOT actually shows $3,000,000, and we know these deals are soft, I am going to assume that there was ZERO ($-0-) cash down payment, with the balance paying out as some combination of $120k/lot and a % of home sales price
